We identify targets through direct outreach campaigns, GIS land analysis, land registry and title record prospecting, broker networks across the UK and international markets, and proprietary landowner databases — building a pipeline of off-market opportunities before they are widely known.
Rigorous financial modeling — NOI, cap rate, and IRR analysis for commercial assets; comparable sales, entitlement risk, and land use analysis for raw land. We underwrite to worst-case scenarios before committing capital.
Title review, survey, Phase I/II environmental assessment, soil and geotechnical testing, easement analysis, utility access review, and legal review — nothing is assumed, everything is verified.
We structure each deal with the right combination of equity, debt, and seller financing — including option agreements, bridge loans, and JV arrangements — then execute a disciplined, attorney-led close.
